Review of New Lease Proposals
You may believe that you are receiving the fair market value for your cell site lease, but that would assume you negotiated appropriately in the past. Alternatively, you may be looking at what other tower owners typically receive. This assumes that all collocation requests and all towers are "created equal". Location of the tower and its proximity to alternative towers can all have a significant impact on the value of the lease. Large tower companies must negotiate master lease agreements, meaning every collocation in a given area commands the same lease rate. Private small tower owners do not -- they can charge based on the uniqueness of the individual location. That often means that they can charge MORE. -

We are regularly surprised by the willingness of small tower owners to allow modifications to their towers without asking for additional compensation. Some, but not all, tower collocation leases limit the ability of the wireless carrier to augment or change their antenna loading. We can assess what the carrier will pay before they choose to forgo the modifications. -

Requests to Purchase Your Tower
Since we've assisted in the sale of over $650M in towers over the last 7 years, we are familiar with tower valuation. We can review offers to purchase your communication tower and then suggest whether the offer is adequate. We can also review offers from lease buyout companies such as Unison Site Management to buy your existing leases, market the tower to other carriers, and suggest the pros and cons of such an agreement.
