I have advised our church for several years on cell antenna leasing issues. Although I am a lawyer by trade, we engaged Steel-in-the-Air to consult with us on several renegotiation issues. Their expertise in the cell tower industry has proved invaluable and has been a very good investment.

I struck a deal with T-Mobile for $x,xxx per month, fixed for 5 years, with xx% increases in two 5-year renewal terms. We are waiting for their lease renewal document, so nothing is firm until that is in place, but I do not expect any surprises.

I was looking at your website yesterday and found it very informative. I also saw your client testimonials and realized I probably didn’t tell you that I was successful with negotiating a couple of our renewals:

- Cingular was paying us $x,xxx/month. Blackdot wanted to reduce the rent in their next renewal to $x,xxx with termination rights. I was able to successfully negotiate a new 5 year term, with 2 five year options, at $x,xxx/month, earning us an extra $50K during their next term.

- T-Mobile was paying us $x,xxx/month. Md7 gave us 2 options: (1) reduce the rent to $x,xxx/month, with a 24 month rent holiday and no renewal bumps, and 10 year rent guarantee, or (2) $x,xxx/month, no rent holiday, no renewal bumps, 10 year rent guarantee – or they would seek another location. We declined their offer, they then sent me a letter of renewal of the lease as is, which would be a 5 year renewal to start next March.

Your report was invaluable to me in my ability to negotiate these rates. So thank you again for your hard work on that.

I gotta tell ya, if you are a cell tower landlord and need help with any cell tower related issues, these are the people for you. They have no conflicts of interest, are friendly, knowledgeable and (honest) beyond anyone's expectations. The folks there, Deb, Gypsy and Ken should be the only people you speak with. I've been in business a long time. This is the first time an attorney spoke to me, for quite some time, advised me that no changes to my lease were necessary, told me I didn't need his service any further and refuses to charge me.

These folks are a throwback to a time in America when people were more interested in helping you rather than them filling their pockets.

We received the offer from Md7 and didn’t really know what to do with it. None of us had dealt with this issue. I told another member of the church that there had to be a company that did this type of thing- that worked for our side.
